Welcome to Development Services.
The City's Development Services office is responsible for regulating
construction and land use, and enforcing environmental health and safety
codes throughout the city limits.
Building regulation protects the public in the built environment while
zoning promotes the highest and best use of land in the city. Health
and safety codes prevent and abate environmental nuisances on private
property.
The City of Sherman also regulates unoccupied sub-standard structures
under the 1985 Standard Unsafe Building Code.
This office is the initial point of contact for all building projects
in the City of Sherman. City inspectors are certified and licensed by
the State of Texas and the Southern Building Code Congress International
(SBCCI) in building, plumbing, mechanical and electrical. Office hours
are 8 a.m. to 5 p.m. Monday through Friday.
CONTRACTOR LICENSING
REQUIREMENTS FOR REGISTRATION
Plumbing Contractors:
1. Copy of State License
2. Copy of Insurance Certificate - minimum amount of $300,000.00
3. If no insurance then a permit bond in the amount of $2,000.00. (Must
be on the City of Sherman form which can be obtained in the City Clerk's
Office)
Mechanical Contractors:
1. Copy of the State of Texas Air Conditioning and Refrigeration Contractors
License (Copy of Certificate is required, wallet I.D. size license is
not acceptable)
2. Copy of Liability Insurance as required by the State of Texas.
Contractors may register in person at the Building
Inspection office in City Hall, 220 W. Mulberry, Sherman.
BUILDING PERMITS
Any owner, authorized agent, or contractor who desires to construct,
enlarge, alter, repair, move, demolish, or change the occupancy of a
building or structure, or to erect, install, enlarge, alter, repair,
remove, covert or replace any electrical, gas, mechanical or plumbing
system, the installation of which is regulated by the technical codes,
or to cause any such work to be done, shall first make application to
the building official and obtain the required permit for the work.
Exceptions: Permits shall not be required for the following
mechanical work:
- any portable heating appliance;
- any portable ventilation equipment;
- any portable cooling unit;
- any steam, hot or chilled water piping within any heating or cooling
equipment regulated by this code;
- replacement of any part which does not alter its approval or make
it unsafe;
- any portable evaporative cooler;
- any self-contained refrigeration system containing 10lb(4.54kg)
or less of refrigerant and actuated by motors of 1 horsepower ( 746W)
or less.
Permit applications are available at the Development office in City
Hall, 220 W. Mulberry.
